The short version

This site sets no cookies, runs no analytics, and loads nothing from anyone else’s servers. The only personal information we hold is what you choose to send us. We use it to reply and to do the work — and we never sell it.

i.What we collect

Only what you send. The enquiry form asks for a name, an email address, the practice line you are asking about, and whatever you choose to say about the decision you are facing. If you email or call us directly, we hold that correspondence. There are no accounts, no payments, and no visitor profiles on this site.

Our hosting provider keeps standard, short-lived server logs — IP address, browser type, pages requested — as every host does, for security and reliability. We do not use them to identify visitors.

ii.What this site does not do

  • No cookies — first-party or third-party.
  • No analytics or traffic trackers.
  • No advertising pixels and no social-media embeds.
  • No fonts, scripts, or images loaded from third-party servers — everything on this site is served from this domain.
  • No sale, rent, or trade of personal information. Ever.

iii.How we use it

To reply to you; to establish whether there is a real question and scope an engagement; and to keep an ordinary record of our correspondence. That is the list. For visitors from the EEA, the United Kingdom, or Switzerland: our legal bases are your consent, given when you write to us, and our legitimate interest in answering.

iv.Who sees it

The practice, and the service providers required to run it — website hosting and email. Where an engagement becomes a licensed real estate transaction, the information that transaction requires is shared with the independent brokerage and licensed agent handling it — ordinarily Realty Hub — and with the parties a closing involves, such as title and escrow. Beyond that, only if the law compels it. No marketing lists. No data brokers.

v.How long we keep it

As long as a conversation or engagement is live, and afterward for as long as Florida real estate regulation requires records to be kept — records connected to a brokerage transaction are retained for at least five years. Ask us to delete an enquiry that went nowhere, and we will.

vi.Your rights

Ask what we hold about you, ask us to correct it, ask us to delete it, or object to our holding it at all — by email, no form required. We extend these rights to every visitor, whatever your jurisdiction. Visitors in the EEA and the United Kingdom additionally hold the rights the GDPR grants, including the right to complain to a supervisory authority. California residents: we do not sell or share personal information as the CCPA defines those terms.

vii.Security

The live site is served over an encrypted connection. We hold the minimum, share it on a need-to-know basis, and keep it on systems with access control. No transmission over the internet is perfectly secure — if you would rather discuss something by telephone, say so and we will call.

viii.Children & visitors abroad

This site is not directed to anyone under 18, and we do not knowingly collect information from minors; tell us of any and we delete it. The practice operates from the United States — write to us and your information is processed and stored there.

ix.Changes & contact
